Additional Rental Policies

When booking your stay, please keep in mind a few important guidelines to ensure a smooth and enjoyable experience for everyone:

  • Maximum Occupancy: Each vacation home has a set maximum occupancy to keep everyone safe and comfortable, and to comply with local regulations. Please confirm the number of guests before booking.
  • Minimum Stay: During peak seasons or holidays, there may be a minimum stay requirement (typically a few nights to a week). Feel free to ask about your specific dates.
  • Security Deposits & Fees: A security deposit or a damage waiver may be required, depending on the details of your reservation. This covers potential damages and is either refundable after your stay or, in some cases, a non-refundable fee. The cleaning fee is standard for all bookings, and if the home is left in unusually poor condition, additional fees may apply.
  • Payment Schedule: Payment details will be provided upon booking, including deposit amounts and final balance due dates. Some reservations may require full payment upfront while others allow for a payment plan.
  • House Rules: Please review our house rules, which cover important topics like noise, parties, and respectful use of the property. Quiet hours are in place to ensure everyone enjoys their stay (and keeps the neighbors happy!).

If your vacation plans involve gathering family and friends for a waterfront getaway, Florida has plenty of options for large group vacation homes that come equipped with private docks. These spacious rentals are perfect for those who want the convenience of docking their own boat, enjoying a day of fishing steps from the porch, or setting off for an early-morning kayak adventure—all without ever leaving the property.

You’ll find homes with private docks on the Gulf Coast, the Atlantic side, and tucked away along the countless canals, rivers, and lakes throughout the state. From Key Largo’s sparkling bays to Marathon, to the tranquil waterways of Cape Coral and Fort Lauderdale, there are plenty of spots where everyone in your group can spread out and make the most of the Florida waterfront lifestyle.

Features to look for include:

  • Private slips or docks suitable for everything from jet skis to fishing boats.
  • Easy access for launching paddleboards and kayaks.
  • Spacious patios and lounging areas overlooking the water—ideal for evening cookouts or relaxing after a day on the boat.
  • Close proximity to public boat ramps if you’re bringing a larger vessel.

Whether you’re after trophy fish, sunrise cruises, or just the peaceful view, these homes offer a seamless blend of adventure and relaxation for your whole crew. Also at Key’s Cove, ask them about renting a boat for the day.

Yes, each property may have its own unique set of house rules, and it’s important to review these before your arrival. Some common guidelines include no smoking inside or near the rental (enjoy your cigar at local spots like the Sunset Grille instead), no loud parties out of respect for neighbors and community quiet hours, and no extra guests beyond the registered number on your reservation.

Often, you’ll also find reminders about caring for the space—like cleaning up after meals, not rearranging furniture, and supervising kids around the pool. If you’re ever unsure, look for a welcome binder in the house or reach out to us before your stay—we’re happy to walk you through any specifics so everyone in your group can relax and have a seamless experience.

There’s nothing quite like having your own private pool when you’re gathering with family or friends under the Florida sun. A rental home with a private pool lets everyone—kids, parents, and grandparents alike—enjoy the water at their own pace, whenever the mood strikes. Early morning laps? Midnight swims? Pool games and cannonballs all afternoon? It’s your vacation, on your schedule.

For groups, a private pool means no fighting crowds or rushing to claim a lounge chair. Instead, you get all the space you need to spread out and relax. Grill by the pool, float with a good book, or watch the sunset with a cool drink from your own patio—no need to leave the backyard.

Plus, private pools give you a natural hub for laughter, conversation, and making those “remember that time?” moments that always stick. Whether your itinerary is jam-packed or you just want to kick back between outings, a pool at your rental home turns every day into a mini resort experience.

What are the advantages of booking a large group vacation rental in the Florida Keys?

If you’re traveling with a big crew—family, friends, or some mix of both—opting for a large group vacation rental in the Keys offers plenty of perks. For starters, you’re all under one roof (or on one sun-soaked property), making it easy to share meals, stories, and all those little vacation moments people tend to remember most.

Here’s why a big rental can make your stay truly memorable:

  • Private space for everyone: With multiple bedrooms and spacious living areas, there’s room to spread out—no fighting over beds or morning coffee.
  • Amenities galore: Picture your own private pool, outdoor BBQs, and plenty of lounge chairs—just for your group.
  • Stretch your budget: Sharing one big house typically costs less (per person) than booking multiple hotel rooms, leaving more in your wallet for snorkeling trips, sunset cruises, or a night at the Sunset Grille.
  • Perfect for making memories: Evening cookouts, board games, or lazy days by your private pool—there’s space for it all.
  • Unbeatable locations: Many large rentals offer ocean views, private docks for boats or jet skis, and easy access to favorite spots like Sombrero Beach and Coco Plum Beach.

So, whether you’re gathering for a milestone celebration or just a much-needed getaway, a large vacation rental makes it easy to keep the whole group together and soak up everything the Florida Keys have to offer.
